Here’s what gets done before listing your home on the market:

  • We clarify the steps to the home selling procedure, so you’ll know what to expect throughout the process.
  • Provide you with up to date information essential to today’s marketplace. Knowing the market trend and the competition will enable you to make more informed decisions.
  • Determine your wishes, needs and time lines for selling your home and moving. This information plays a great part in creating a marketing approach that best fits your circumstances.
  • Walk through your home, getting your input on its visible as well as less obvious details. These details assist discussions about preparing your house for market, and assist in preparing marketing materials that optimally highlight the best features of your home.
  • Give you input about preparing your house for market – what repairs and improvements will reap you a quicker sale and/or a higher sale price.
  • Design and explain most efficient and effective marketing strategy for your particular home, given your specific needs.
  • Prepare a market analysis, providing you with a recommended price range, as well as my suggestions for a list price.

Once you have chosen me as your Realtor, I will:

  • Assist you in preparing and “staging” your home for optimal impact. We’ll discuss easy to do things that will enhance your home’s appeal and sway buyers.
  • Get your home listed on the Multiple Listing Service – the single greatest marketing tool available to any agent or seller.
  • Post a yard sign with a brochure box in your yard.
  • Post descriptive/helpful signs and information inside your home.
  • Get your home listed on the following websites:
    • Realtor.com
    • RMLS.com
    • AmoveInTheRightDirection.com
  • Create and mail a promotional postcard to several hundred people personally known to me, who have proven to be good, responsive net-workers.
  • Aggressively market your home through other means determined to be advantageous according to your particular home’s location and the marketplace.

Once a written offer has been presented I will:

  • Assist you in determining strengths and weaknesses of the offer and of the buyer making the offer.
  • Help you determine if the price, terms, and timing of the offer meet your needs, and what changes might be necessary to maximize your interests and minimize your risks and liabilities.
  • Write an acceptance or counter offer and present it on your behalf to the Buyer’s agent.
  • Assist you in evaluating any counter-counter offers and continue negotiating on your behalf until we have a mutually accepted offer or until you or the other party withdraw from negotiation.

Once we have established a mutually accepted offer I will:

  • Set up an escrow account for your transaction, and work on your behalf with the escrow agent until the close of the transaction.
  • Get the title search underway and assist you in eliminating any “clouds” which appear on the preliminary title report that could impede the sale or closing.
  • Work with the buyers’ agent and their lender to assure timely, efficient processing of their loan and of this transaction.
  • Handle any re-negotiations necessary in response to inspections.
  • Refer you to qualified, reputable contractors, roofers, pest and dry rot specialists, chimney sweeps, moving companies and other professionals as needed.
  • Provide the appraiser with market comparisons to verify your property’s value, when necessary.
  • Stay abreast of the timing and terms of the purchase agreement contract and see that necessary details are handled to assure the successful closing of your transaction.
  • Schedule a time for signing your documents at Escrow.
  • Accompany you to the signing/closing at Escrow.
  • Make sure your release of the property gets recorded on county records, to avoid any future problems.
  • Make sure you get your money!
